Budget Accuracy

Before

I met the homeowners in December and started the bid process. After the proposal was presented, they decided to wait a few months; timing was just not ideal for them. Their son moving home during the summer and approaching work trips left no time to pack up the house! Fast forward to April, I reached out and started the process over to ensure all scope of work and pricing was current. They approved the design and price, along with adding the upper level to the scope! We set the demo date for mid/end of August and started work on final selections for the #lakecovereno.

Selections

During the selection process, the engineered floors really gave us a run for our money! The originally-intended floor simply had too thin of a wear layer for their use (and their black lab) so we went back and forth on floors for a couple weeks. We’d find one, check stock, and it’d be gone or discontinued. Luckily we found one that everyone was happy with and ordered it ASAP! Tile floor in the hall bath was another challenge… The floor tile took on many shapes, sizes, and colors during the process and was probably one of the last things to get ordered. Let’s just say ALL the flooring in the home was a process to find!

The Reveal

We started demo on the intended date and got right to work! Demo and mechanicals can be challenging for many homes depending on the age, and this one was no exception! We found several “head scratcher” moments, but between the trade partners and homeowners, we came up with solutions that worked for everyone. Mechanicals led to insulation, drywall and flooring! We had planned to replace a lot of the subfloor due to thickness of the original and the amount of work done in the floor of the kitchen. What a difference that made! The entire floor feels so much more solid! Cabinets, countertops, tile, final mechanicals, light fixture and appliance installs…. Everything went off without a hitch!

In the beginning, I gave the expectation that Thanksgiving was my target to have them back in and ready to cook a meal for their kids. They ended up moving furniture back in the weekend before! Thank goodness the flooring selection issues we crossed didn’t affect timeline, as so many times they can. With proper EARLY planning and planned adjustments in schedule, deadlines can be met! Mr Homeowner’s friends even told him it won’t finish on time and to add at least a month. 😉

The result of the remodel is absolutely stunning!  It’s hard to believe the before pictures and how different everything is now!
